How many square meters is a plot of land in Nigeria?

How many square meters is a plot of land? A 60 by 120 ft plot is about 669 m². One acre is 4,046.86 m² and one hectare is 10,000 m². Check the survey plan.

Key points:
  • Nigeria has no single legal size for a plot: the area that counts is the one in square meters on the survey plan.
  • A plot of 60 by 120 feet, the dimension most often quoted in Lagos, measures 7,200 square feet, about 669 square meters.
  • One acre equals 43,560 square feet, exactly 4,046.8564224 square meters, or about six plots of 60 by 120 feet.
  • One hectare equals exactly 10,000 square meters, or 2.471 acres, about 15 plots of 60 by 120 feet.
  • In Lagos, only licensed surveyors can prepare and register survey plans, and charting at the Surveyor-General's office shows whether land falls in a government acquisition area.

Check before you close the deal:

Ask the seller for the area in square meters, not just a number of plots.
Get a copy of the survey plan with its plan number and the surveyor's name.
Have the survey plan charted at the state Surveyor-General's office.
Hire your own registered surveyor to locate the beacons and measure the land.
Verify the ownership history at the land registry with a lawyer.
Visit the plot with the survey plan in hand before paying anything.
Convert every price to a price per square meter before comparing offers.

There is no single legal size for "a plot" in Nigeria, so always read the area in square meters on the survey plan. In Lagos, sellers commonly describe a plot as 60 by 120 feet, which is 7,200 square feet or about 669 square meters. One acre is 4,046.86 m² and one hectare is 10,000 m².

The word "plot" is a habit of the market, not a unit of measurement. Two sellers can both say "one plot" and mean very different areas, which is why the number that counts is the one written on a survey plan prepared by a licensed surveyor.

How many square meters is a plot of land in Nigeria?

The answer depends on who is selling and where. Here is what the market usually means and how the figures are calculated:

  • 60 by 120 feet: this is the dimension most often quoted for a full plot, especially in and around Lagos. 60 ft x 120 ft = 7,200 sq ft. Since one square foot is exactly 0.09290304 m², the area is 668.9 m², often rounded to 669 m².
  • 648 m²: if each side is rounded to whole meters, 60 ft becomes 18 m and 120 ft becomes 36 m. 18 x 36 = 648 m². That is about 21 m² less than the real 60 by 120 ft figure.
  • Other sizes: one Nigerian real estate developer describes standard residential plots in urban areas such as Lagos or Abuja as ranging from roughly 400 to 800 m², and in the South-West from roughly 500 to 800 m². Estates and layouts set their own dimensions.

So when a listing says "1 plot", ask straight away: "How many square meters, according to the survey plan?" If the seller cannot answer, treat the size as unknown.

What is half a plot?

If the full plot is 60 by 120 feet, half a plot is 3,600 sq ft, or about 334 m² (for example 60 by 60 feet). Here too, the survey plan decides. A "half plot" carved out of a 600 m² layout is only 300 m².

How many square meters is an acre of land?

An acre is defined as 43,560 square feet. Using the international foot, that equals exactly 4,046.8564224 m², usually written as 4,046.86 m² or rounded to 4,047 m². The United States National Institute of Standards and Technology (NIST) publishes this value.

Useful equivalents:

  • 1 acre = 4,046.86 m² = 0.4047 hectare
  • 1 acre is about 6 plots of 60 by 120 ft (4,046.86 / 668.9 = 6.05). Nigerian property guides often use this "six plots per acre" rule of thumb.
  • With 648 m² plots, one acre gives about 6.2 plots; with 600 m² plots, about 6.7 plots.

Because no plot is cut at a perfect size once roads and drainage are taken out, a developer may sell fewer plots per acre than the arithmetic suggests. Ask for the layout plan.

How many square meters is a hectare of land?

A hectare is exactly 10,000 m², the area of a square of 100 m by 100 m. NIST lists this conversion as exact.

  • 1 hectare = 10,000 m² = 2.471 acres
  • 1 hectare is about 15 plots of 60 by 120 ft (10,000 / 668.9 = 14.95)
  • 1 hectare is about 15.4 plots of 648 m², or 16.7 plots of 600 m²

Large farmland and estate land is often sold by the hectare or the acre. Do the conversion yourself before comparing prices: a price per plot and a price per acre are not comparable until both are expressed in square meters.

How do you check the real size of a plot before buying?

The figure in the advert means nothing until it matches the survey plan, the documents and the land on the ground. Follow these steps.

1. Ask for the survey plan

A survey plan shows the location of the land, its coordinates and its area. In Lagos, only licensed surveyors can legally prepare and register survey plans with the Surveyor-General of the state where the land is located. Ask for a copy, and note the plan number and the name of the surveyor.

2. Have the plan charted at the Surveyor-General's office

Charting means plotting the coordinates of the plan on the government records. In Lagos, it is done by the office of the Surveyor-General and shows the acquisition status of the land, in other words whether it falls inside an area acquired by government. A Lagos State official has also stated that, by statute, every survey record must be submitted to the State Surveyor-General, and that land status information is key to issuing a Certificate of Occupancy under the Land Use Act. Our certificate of occupancy guide explains that title, and our Land Use Act guide covers the legal background.

In other states, ask the state survey office or the state lands ministry how charting is done and which fee applies.

3. Hire your own surveyor to measure the land

Do not rely only on the seller's surveyor. A registered surveyor of your choice can walk the boundaries, find the beacons and compare the measured area with the plan. The Lagos Surveyor-General's office has urged buyers to use qualified, registered surveyors and to insist that the surveyor submits the "red copy" of the plan to the office.

4. Check the title and the history of the land

The size can be right while the title is wrong. Verify the ownership history at the land registry, and have a lawyer prepare the deed of assignment that transfers the land to you. In Lagos, the transfer then goes through the Governor's Consent process, where statutory fees such as the consent fee, stamp duty and registration fee are assessed and paid.

5. Visit the land yourself

Walk the plot with the survey plan in hand. Check that the beacons exist, that the shape matches, that nobody else is building on it and that the access road shown on the layout is real.

What mistakes cost buyers the most?

  • Paying "per plot" without a size: always convert to square meters before you compare prices.
  • Accepting a photo of a survey plan: ask for the plan itself and have it charted.
  • Confusing 648 m² and 669 m²: on a large purchase, 21 m² per plot adds up quickly.
  • Sending a deposit online to a stranger: land fraud can start with a fake listing. Read our guide on how to avoid online scams in Nigeria and Kenya before you transfer any money.
  • Skipping the lawyer: a surveyor checks the land; a lawyer checks the right to sell it. You need both.
